The tiles on the house on Ingarö were worn, the waterproof layer had started to fail and the risk of moisture in the structure grew with every season. A thorough inspection confirmed that the roof needed to be completely re-laid to keep the house protected in the future. When it came to choosing the material, the owners opted for black concrete tiles, a colour that gives a modern yet timeless look, and a material that withstands both frost and heavy snow. The photos show how the project was carried out.
The first step was to remove the old roof and inspect the load-bearing structure beneath. The damaged roof boarding was replaced with new timber, giving the roof a solid base to build on. New underlay was laid on top, followed by new battens, before the black tiles were installed row by row. The flashings around the chimney, along the ridge and at the roof penetrations were carried out with extra care, as that is where moisture usually finds its way in. Throughout the work, safety on the roof was our top priority.
The house now has a roof that protects against moisture damage for many years, while giving it a distinctive, modern profile. A new roof is also an investment that increases the value of the property. It is rarely possible to tell from the ground. Moss and the odd broken tile can usually be fixed, but if the underlay has become brittle or moisture has reached the roof boarding, a replacement is often the better long-term option. We’re happy to come out and assess your roof, and we’ll give you an honest answer about the most sensible way forward.
Yes, if you own the property and the work counts as repair, maintenance or renovation. This includes roof replacement, re-roofing and most repairs. The deduction applies to the labour cost and is deducted directly from the invoice. Housing associations (BRF), however, cannot use the ROT deduction for work on the association’s roof.
With a complete re-roofing, you receive a 30-year watertight roof warranty. For other types of work, the warranty is stated in the quote and the contract, so you know exactly what applies before the work begins. The manufacturers’ product warranties also apply to the materials we install.
