The roof is one of the most expensive parts of a house, and also the hardest to inspect yourself. A roof inspection gives you an objective assessment of its condition, whether you’re about to buy a home, planning a renovation or want to know how long the roof will last. VOLUX carries out roof inspections in Stockholm for homeowners, housing associations and property owners.
The assessment is made by experienced roofers who see every day how different roofing materials age and what damage tends to hide beneath the surface. Want to book a roof inspection? Tell us why you need it and what type of roof it is, and we’ll plan the visit accordingly.
We inspect the entire roof structure
A thorough roof inspection covers more than a look at the roof surface. We go through every part of the roof and assess both its current condition and expected lifespan. This is what we check:
Before
After
The most common reason for a roof inspection is an upcoming home purchase. A standard pre-purchase survey rarely goes into depth on the roof, and a roof in poor condition can affect both the purchase price and your plans after moving in. Other occasions include after a severe storm, when damp patches have been discovered in the attic, or when a housing association needs to update its maintenance plan. After the visit, you receive a summary with photos, an assessment of the condition and recommended measures, ranked by urgency.
The roof inspection itself does not qualify for the ROT tax deduction. The Swedish Tax Agency treats checks and inspections as a different type of service from repair and maintenance work. The inspection is therefore paid in full, but it gives you a basis that makes it easier to prioritise the right measures.
Any work the inspection leads to, such as repairs, renovation or re-roofing, can however qualify for the ROT deduction on the labour cost. If you have a house inspected before buying it, the deduction only applies once you have become the owner of the property. It’s therefore wise to plan larger roofing work for after you’ve taken possession.

FAQ
It is rarely possible to tell from the ground. Moss and the odd broken tile can usually be fixed, but if the underlay has become brittle or moisture has reached the roof boarding, a replacement is often the better long-term option. We’re happy to come out and assess your roof, and we’ll give you an honest answer about the most sensible way forward.
Yes, if you own the property and the work counts as repair, maintenance or renovation. This includes roof replacement, re-roofing and most repairs. The deduction applies to the labour cost and is deducted directly from the invoice. Housing associations (BRF), however, cannot use the ROT deduction for work on the association’s roof.
With a complete re-roofing, you receive a 30-year watertight roof warranty. For other types of work, the warranty is stated in the quote and the contract, so you know exactly what applies before the work begins. The manufacturers’ product warranties also apply to the materials we install.
