Reliable roofing projects for your housing association
For a housing association, the roof is one of the biggest investments and also one of the biggest risks. A neglected roof can lead to water damage in several apartments at once, while a well-planned roofing project gives the association peace of mind for decades. VOLUX works with housing associations (BRF) in Stockholm, Mälardalen and Gotland. We support boards from the first assessment to the finished roof, with roof replacement, renovation, maintenance and roof safety.
Clear documentation that makes the board’s job easier
The board has to make decisions involving large sums, often without its own roofing expertise. That’s why we start with a review of the roof’s condition, documenting everything with photos and ranking the measures by urgency. The documentation can be used directly in the association’s maintenance plan and makes it easier to explain decisions to members at the annual meeting. If the board wants to compare different options, such as renovation versus replacement, we prepare proposals for both so you can weigh cost against lifespan.
A roofing project that respects residents
When the roof of an apartment building is being worked on, many households are affected at the same time. We plan the work to keep disruption to a minimum, with a clear schedule, cordoned-off work areas and good order around scaffolding, skips and deliveries. The roof is protected from the weather throughout the project, so no apartment is at risk of water damage while work is under way. The board has a dedicated contact person with us, and we provide information the association can share with residents ahead of each new phase.
Roof safety and falling snow – the association’s responsibility
As the property owner, the housing association is responsible for ensuring that no one is injured by snow and ice falling from the roof, and that chimney sweeps and tradespeople can access the roof safely. Many older buildings have roof ladders, walkways and snow guards that no longer meet current requirements or have come loose over the years. We review the association’s roof safety, recommend any necessary additions and install them. Ahead of winter, we can also help with snow removal from the roof to keep pavements and entrances safe.
Regular roof maintenance that protects the association’s finances
A roof that is inspected regularly lasts longer and causes fewer unexpected costs. During recurring service visits, we clear gutters and drains, replace individual damaged parts and check flashings and penetrations before they can cause leaks. After each visit, the board receives a short report with photos showing how the roof is developing over time. This allows the association to plan larger measures well in advance and set aside the right amount in its maintenance fund.
