Roof replacement or renovation? Signs that reveal what your roof needs
A roof rarely speaks up until something has already gone wrong. Even so, there are clues that show whether your roof can get by with a renovation or whether it’s time to start again from scratch. Here we go through what to look out for and how the two options differ.
What’s the difference?
A roof renovation fixes what is worn while keeping the roof’s underlying structure. This might mean replacing individual tiles, renewing flashings or painting a metal roof. A roof replacement strips everything down to the load-bearing structure and rebuilds it, with new underlay, new battens and a new roof covering.
Signs that a renovation is enough
Surface problems often suggest the roof has many years left. These can include moss in shaded areas, a faded or stained surface, the odd cracked tile or rust that hasn’t yet eaten through the metal. If the attic is dry and the roof boarding is sound, there are good reasons to choose a renovation.
When it’s time for a roof replacement
Other signs suggest the roof has reached the end of its life. Look out for:
- damp patches or a musty smell in the attic
- roof boarding that feels soft or has dark patches
- a roofline that sags or has become uneven
- tiles crumbling in several places
- leaks that keep coming back despite earlier repairs
The roof’s age gives you a clue
The roof covering and what lies beneath it age at different rates. The tiles may look intact while the underlay beneath them has become brittle. If your roof is four or five decades old, it’s wise to have the underlay checked, even if the surface looks fine.
Let a professional make the call
Much of what decides the choice can’t be seen from the ground. A roofer can check both the surface and the structure beneath and give you a clear answer about what makes sense for your home.
