Metal roof, clay tiles or concrete tiles – which roofing material suits your home?
Choosing a roofing material is a decision you’ll live with for decades. The three most common options on Swedish houses all have their strengths, and there is rarely an obvious answer. Here we compare them, so you can weigh up the pros and cons against what matters most to you.
Start with your home’s conditions
Before you look at appearance and price, it’s wise to start with the house itself. The roof pitch determines which materials will work, and the roof trusses determine how heavy the roof can be. An older house built for a light roof may need reinforcing if you want to switch to tiles.
Metal roofs – lightweight and low-maintenance
Metal is a good fit if you want a roof that needs minimal attention. The smooth surface makes it hard for moss to take hold, and the material can be laid even on low-pitched roofs. A metal roof gives a clean look that works just as well on a modern house as on a turn-of-the-century villa. Bear in mind that rain is heard more than on a tiled roof, unless the attic is well insulated.
Clay tiles – a roof for generations
Clay is the first choice if you’re thinking long-term. The material ages beautifully and can last longer than a lifetime. However, it is heavier and requires a steeper roof pitch, and the investment is usually higher than for the other options.
Concrete tiles – the affordable classic
Concrete tiles give a traditional look at a lower cost than clay. They are robust, withstand snow and frost and come in many colours and profiles. The surface wears over the years, so expect the roof to need more attention against moss over time than a clay tile roof.
Think about the whole picture
How does the roof fit with the facade, the windows and the neighbouring houses? In some areas, the local development plan determines which material and colour are permitted, so check with your municipality before you decide.
